Annual Boiler Service
A gas boiler should be serviced annually by a registered Gas Safe engineer. Regular servicing extends boiler life, maintains efficiency, and — most importantly — catches carbon monoxide risks before they become emergencies. Most people intend to service their boiler annually but let it drift: 'I'll book it next month' becomes two years without a service.
Set a reminder call in September each year: 'Time to book your annual boiler service before winter. Call your Gas Safe engineer this week.' September is ideal — before the heating season starts, while engineers still have availability.
If your boiler is under warranty, annual servicing may be a condition of the warranty. A missed service year can invalidate cover. A reminder ensures you don't lose warranty protection through simple forgetfulness.
Smoke and Carbon Monoxide Alarm Tests
Smoke alarms should be tested monthly and have batteries replaced annually. Carbon monoxide detectors should be tested monthly and replaced every 5–7 years (they have a limited sensor lifespan). These are legal requirements in rental properties and strongly recommended for owner-occupiers.

Gutters should be cleared of leaves and debris at least once a year — twice if your property is surrounded by trees. Blocked gutters overflow, causing water to run down external walls, penetrate foundations, and create damp problems inside. Clearing gutters is cheap; treating damp is expensive.
Set a reminder in October or November, after the main leaf fall: 'Check and clear gutters before winter rains.' Also set a spring reminder in March to clear any debris accumulated over winter. Two reminders per year cover the main risk periods.
While clearing gutters, check downpipes for blockages and look for signs of damage — cracks, loose fittings, sagging sections. Catching minor damage early prevents the water ingress that causes major repair bills.
Seasonal Maintenance Windows
Different maintenance tasks have natural seasonal windows. Spring: check roof tiles after winter storms, service the lawnmower, inspect the garden fence after frosts. Summer: repaint or restain exterior woodwork while dry, check window and door seals. Autumn: lag outdoor pipes before the first frost, bleed radiators before the heating season. Winter: check insulation in the loft, service the boiler.
